Maintenance - Technician
Assist the Service Manager in maintaining all physical aspects of the property completing all service requests in a timely manner while working within the guidelines outlines by the approved operating plan and maintaining a strong customer service/satisfaction philosophy.
Maintain a professional image and attitude in keeping with the objectives of the company and the Resident Retention program.
Report to the Service Manager each morning, as requested, for work assignments.
Help in maintaining curb appeal and cleanliness of entire property. Police grounds for trash and cigarette butts.
Complete service requests promptly and efficiently.
Install new equipment only upon your supervisor’s approval.
Inform Supervisor of stock levels of parts and supplies to insure proper availability.
Adhere to established key policies.
Always leave a copy of the completed service request in apartment with any pertinent notes for resident.
Use door hangers when working in an occupied apartment.
Observe the condition of any apartment entered and report unusual circumstances to the Service Manager.
Strictly observe policies with regard to handling service requests.
Assume emergency and on-call duty when assigned.
Exercise control over use of materials and time. Off site assistance must be approved by your Supervisor.
Know the location of all emergency cut offs. Keep handy the phone numbers of local emergency services.
Attend all instructional classes specified by WREA.
Always wear safety equipment when needed, career apparel/uniforms, and photo ID.
Report any needed property repairs to your Supervisor.
Follow safety standards
Other duties as may be required.
Education, training, experience:
High school graduate preferred
EPA Refrigerant Recovery Certified required within 90 days of employment
Good communication skills
Dependability ad consistency
Customer service oriented
Must provide own hand tools for day-to-day operation
Own reliable transportation, truck preferred
Valid Driver’s License
Valid vehicle insurance
Private telephone number is working order
Carry radio on site at all times
Own hand tools for daily operation
Basic knowledge of OSHA guidelines
Mold remediation guidelines
1-3 years experience in maintenance (apartment, hotel, commercial, etc.)
